The opportunity

Crown Property Management wanted to improve its waste management program at Park of Commerce and create a more effective system for tenants and staff. The property faced several common challenges, including inconsistent signage, mixed recycling streams, limited organics collection, and uncertainty among tenants about whether properly sorted materials were actually being recycled.

Crown partnered with EnviroCentre for technical expertise, practical solutions, and hands-on implementation support to build a more consistent, user-friendly program.

Our solution

EnviroCentre began by reviewing waste audit data, assessing each waste room, and consulting with tenants and housekeeping staff to understand existing challenges.

Based on these findings, we developed a comprehensive action plan focused on standardized sorting stations, redesigned waste rooms to optimize collection, clear signage, staff and tenant education, and stronger engagement.

Working as an extension of Crown’s team, EnviroCentre:

  • Designed waste room layouts and accessible signage guidelines.
  • Developed tailored educational materials and training resources for tenants and housekeeping staff.  
  • Planned and delivered tenant engagement initiatives, including awareness campaigns, pledges, prize draws, and in-person outreach events.
  • Managed implementation from planning through post-project evaluation, providing Crown with a clear roadmap and ready-to-use communications throughout the process

The impact

The project resulted in measurable improvements to waste diversion, recycling performance, and tenant participation across the property.

Park of Commerce’s diversion rate rose 20-percentage-points.

Nearly 12 tonnes of material moved out of the landfill stream and into recycling or composting, with landfilled waste down 34%.

Paper recycling capture jumped from 64% to 95%.

A follow-up tenant survey pointed to a genuine culture shift, not just new bins: the majority of respondents reported that their office now has an organics station and that they’re already separating organic waste.

Crown’s team credited EnviroCentre’s step-by-step timeline and ready-made training content that freed them up to focus on execution rather than building materials from scratch.
